Features for listing websites, leads, and teams
ToolSigma is the set of tools an agent or brokerage uses to publish a home, capture the inquiry, and follow up by text and email.
Built for the way agents actually work a listing
A listing is a website, a set of photos, and a person who might want to see it this week. ToolSigma keeps those pieces together so the follow-up does not depend on a sticky note.
Listing websites
Each listing gets its own website with the address, price, photos, beds, and baths on one page a buyer can open from a text, an email, or a sign. The page is yours to share, not a profile buried inside someone else’s portal.
Add the property once. The site is ready to send, with a way for the buyer to ask for a tour. When the listing changes, you update it in one place instead of reprinting a flyer.
CRM
Inquiries from your listing sites and your agent site land in one CRM. You can see who wrote, which home they asked about, and where that conversation stands, instead of hunting through a text thread and a spreadsheet.
Contacts stay with the agent who is working them. A brokerage can still see the team’s pipeline without mixing one agent’s buyers into another agent’s list.
Automated lead follow-up by text and email
A new inquiry can get a text and an email right away, then a short series of follow-ups if they go quiet. The goal is simple: the lead hears from you before they call the next agent on the sign.
You still decide the message and when a person should take over. Automation covers the first reply and the reminders. The appointment and the showing stay with you.
Branded agent site
Your name, photo, and listings live on a site that looks like your business. Buyers see your homes and a way to reach you, on a link you can put in your email signature, your bio, and your open-house cards.
The site uses your branding. It does not look like a generic directory profile with the same layout as every other agent in town.
Lead dashboard
The dashboard shows new inquiries, which listing they came from, and what follow-up has already gone out. You open the day knowing who is waiting, instead of reconstructing it from missed calls.
It is the working view of your pipeline: new, contacted, touring, and closed. Filter it down to one listing when you want to see only the people who asked about that house.
Brokerage and team tools
Starter, Growth, and Scale add a brokerage site and tools for the team. Each agent still has a branded site and their own leads. The brokerage has a place to show the roster, the listings, and the offices you want the public to see.
Admins can add agents as the team grows and move up a plan when the seat count changes. Solo is built for one agent and does not include the team tools.
